TR147: DIGITAL APPLICATION DEVELOPMENT INTEGRATED BUILDING INFORMATION MODELING (BIM) FOR MONITORING SMALL-SCALE CONSTRUCTION DEFECTS

Construction defect management represents a critical component in ensuring the overall quality, safety, and performance of building projects. Defects that occur during construction, if not properly managed, can lead to structural issues, increased maintenance costs, and reduced client satisfaction. Traditionally, defect monitoring has been conducted using manual methods such as paper-based reports, spreadsheets, and standalone photographic documentation. Although these approaches are widely practiced, they are often inefficient, time-consuming, and highly susceptible to human error. A significant limitation of conventional defect management practices lies in the absence of an integrated and centralized information system. In many construction projects, defect-related information is often scattered across multiple platforms and managed by different construction personnel, leading to fragmented communication and poor coordination during the construction process. This fragmentation not only delays decision-making processes but also increases the likelihood of misinterpretation and duplication of information, ultimately affecting project timelines and costs. BuildingInformation Modelling (BIM) has emerged as a transformative digital technology within the construction industry, offering a comprehensive and intelligent representation of a building’s physical and functional characteristics. BIM facilitates enhanced visualization through 3D modelling, supports data integration across various project stages, and improves collaboration among stakeholders. As highlighted in previous studies, BIM has the capability to significantly improve project information management and coordination efficiency. Recentadvancements have further demonstrated the potential of integrating BIM with digital applications to address existing limitations in construction management practices. By linking defect data directly to specific building components within a BIM environment, it becomes possible to achieve more accurate, real-time, and visually intuitive defect monitoring.Therefore, this study proposes the development of a BIM-integrated digital application aimed at enhancing the effectiveness of defect monitoring processes at construction sites.
